Annual boiler service in London
A full yearly service with a combustion test and a written record you can keep for your warranty.
An annual boiler service is a yearly check and clean of your gas boiler by a Gas Safe registered engineer. It covers the gas supply, burner, heat exchanger, flue, seals, condensate trap and a combustion test, then gives you a written record. Most makers ask for one every year to keep the warranty valid.

The engineer will confirm the day and the price when they reply. Have the boiler make and model to hand if you can: it is on the front or underneath.
You need this when
If one of these sounds like your boiler, it is time to book.
- It has been more than 12 months since the last service, or you do not know when it was
- Your boiler is under a manufacturer warranty that asks for a yearly service
- You have just moved into a London house or flat and have no service history
- Hot water runs hot and cold or takes longer to come through than it used to
- The flame looks yellow or lazy, or there are dark marks around the boiler case
- The boiler is getting louder, with banging, gurgling or a kettle like noise
What happens,
step by step.
- 01
Safety and gas checks
The engineer checks the gas supply pressure at the boiler, looks over the pipework, and confirms the boiler is in a suitable spot with the right clearances.
- 02
Case off, inside checked
The case comes off. The burner, heat exchanger, fan, seals and electrodes are inspected and cleaned where needed. The condensate trap is cleaned out.
- 03
Flue and combustion test
The flue is checked along its visible length and at the terminal outside. A flue gas analyser measures what the boiler is burning, so poor combustion shows up as numbers, not guesswork.
- 04
Controls and safety devices
System pressure, the expansion vessel, the pressure relief valve, the thermostat and timer are checked. Hot water flow and temperature are tested, which matters in London's hard water.
- 05
Your service record
You get a written record of what was checked and the readings taken, with the Benchmark service section filled in where your boiler has one. Any faults are explained with a quote before work.

What a proper service checks
A boiler service is a set list of checks laid down in the maker's service instructions, not a quick look at the pressure gauge. The engineer works through the gas side, the water side and the flue.
On the gas side they check the working pressure at the boiler, make sure the burner is clean and lighting cleanly, and run a combustion test. That test uses a flue gas analyser, a handheld meter that reads carbon monoxide and carbon dioxide in the flue gases. It tells the engineer if the boiler is burning safely and efficiently.
On the water side they check the system pressure, the expansion vessel (a small tank that soaks up the water as it heats and expands), the pressure relief valve and the condensate trap. The trap collects acidic water from the boiler and drains it away. If it clogs, many boilers lock out.
The flue is checked where it can be seen, inside and out. The terminal outside must be clear of nests, plants and new obstructions such as a neighbour's extension or a new window.
Why London homes get a little extra attention
Thames Water says all the water in its region is hard, because it passes through chalk and limestone. That matters most in combi boilers, which heat mains water on demand. Scale builds up inside the plate heat exchanger and you notice it as weak or swinging hot water. At a London service we run the hot tap and check flow and temperature, not just the heating.
Access is the other London factor. In converted Victorian houses the boiler is often in a tight kitchen cupboard, in a hall cupboard or up in the loft. Newer flats along the river and in town centres sometimes have the flue hidden in a ceiling void. The HSE flues in voids guidance says that since 2013 an engineer who cannot inspect a concealed flue should treat the boiler as at risk. If your flat has no inspection hatches, tell us when you book.
When to book
Book about a year after your last service. If you are not sure, the date is usually on the service record, on a sticker inside the boiler cover, or in the Benchmark checklist at the back of the boiler manual.
Spring and summer are the easiest times. Google search data for London shows demand for boiler services in October at about four times the level of May and June, because people turn the heating on and find a problem. A summer service means a checked boiler before the cold arrives and more choice of days.
Gas work in the UK must be done by a Gas Safe registered engineer. Ask to see the ID card when the engineer arrives and check the licence number on the Gas Safe Register.
What you get afterwards
You get a written service record with the readings from the combustion test and notes on anything found. Keep it with your boiler paperwork. Boiler makers may ask for it if you make a warranty claim, and buyers' solicitors often ask about heating service history when you sell.
If the engineer finds a fault, they explain it in plain words and give a price before doing any repair. If they find something dangerous, such as a flue leaking fumes, the law requires them to follow the gas industry unsafe situations procedure, which can mean turning the appliance off with your permission until it is fixed.
Price
What affects the price
We confirm the price when you book. The main things that change it are the type of boiler, how easy it is to reach, whether you want a landlord gas safety record at the same visit, and how many other gas appliances need checking.
| What | Price |
|---|---|
| One off gas boiler service (UK average, not our price) | £80 to £120 |
| Service with landlord gas safety record | quote on booking |
| Hard to reach boiler (loft, high cupboard) | quote on booking |
| Parts found worn at the service | price confirmed after a look at the job |

Is a yearly boiler service a legal requirement?
Not for owner occupiers. Landlords must have a gas safety check every 12 months on each gas appliance and flue. Most manufacturers also make a yearly service a condition of their guarantee.
Do I need to be home for the service?
Someone over 18 needs to let the engineer in and be there at the end to hear what was found. The engineer will need the boiler cupboard cleared and access to the gas meter.
Can the heating stay on during a service?
The boiler is turned off for part of the visit while the case is off. Expect no heating or hot water for a while during the service.
My boiler is new. Does it still need a service?
Yes. Most makers ask for the first service about 12 months after installation, and every year after that, to keep the guarantee valid. Check your guarantee certificate for the exact terms.
