Landlord gas safety certificate (CP12) in London
The yearly landlord gas safety check and record, with a full boiler service at the same visit if you want it.
A landlord gas safety certificate, often called a CP12, is the record of the yearly safety check the law requires on every gas appliance and flue in a rented home. A Gas Safe registered engineer must do it. Landlords must give tenants a copy within 28 days and keep records for two years.

You need this when
If one of these sounds like your boiler, it is time to book.
- Your current gas safety record is due within the next two months
- A new tenant is moving in and you need a valid record to give them first
- You have bought a rental property and have no gas safety paperwork
- Your lettings agent has asked for an up to date certificate
- A tenant has reported a gas smell, a fault or a carbon monoxide alarm sounding
- You want the boiler serviced and the safety check done in one visit
What happens,
step by step.
- 01
Book and arrange access
Tell us the address, how many gas appliances there are (boiler, hob, fire) and the tenant or agent contact. We arrange a time with them.
- 02
Each appliance checked
The engineer checks each gas appliance for gas tightness, burner pressure or heat input, flue operation and ventilation, and that safety devices work.
- 03
Flues and ventilation
Flues are checked for safe removal of fumes. Air vents are checked where an appliance needs them. Hidden flues in voids need inspection hatches.
- 04
Optional boiler service
If you book a service as well, the boiler case comes off for a full clean and combustion check, so the record and the service sit on the same date.
- 05
Your gas safety record
You receive the gas safety record listing each appliance checked, any defects found and any action taken, ready to pass to your tenants.

What the law asks of landlords
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must make sure every gas appliance and flue they provide is checked for safety every 12 months by a Gas Safe registered engineer. The HSE guidance for landlords and letting agents sets out the record rules:
- Keep a record of each safety check for at least two years.
- Give a copy to each existing tenant within 28 days of the check.
- Give a copy to any new tenant before they move in.
CP12 is an old form number from the days of CORGI, the register before Gas Safe. People still use it for the record. The record lists each appliance, its location, what was checked and any defects found.
If you use a lettings agent, check your agreement. Many agents in south and west London arrange the yearly check for landlords, but the legal duty can sit with whoever the contract says manages the property.
The two month early window
Since the 2018 amendment to the regulations, you can have the check done up to two months before it is due and keep the original expiry date. So if your record runs out on 30 November, a check any time from 1 October still runs to the following 30 November.
This helps London landlords line the check up with the end of a tenancy, or with a quiet week for a busy tenant, without losing months off the cycle. Keep the old record as well as the new one so you can show the dates.
Gas safety check or full service?
A gas safety check confirms each appliance is safe to use at that moment. It does not include stripping and cleaning the boiler. A service does. Many manufacturers ask for a yearly service to keep the guarantee valid, and a serviced boiler is less likely to break down in the middle of a tenancy.
Booking both together keeps the dates in line and needs only one visit, which tenants usually prefer. The same engineer can do both if the boiler case is coming off anyway.
Other rules that often sit alongside
In England, the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 require landlords to fit a carbon monoxide alarm in any room used as living accommodation with a fixed combustion appliance, such as a gas boiler or fire. Gas cookers are not included. The engineer will mention it if one is missing.
Private landlords in England also need an electrical installation condition report (EICR) at least every five years. That is separate and done by an electrician, not a gas engineer.
Access, tenants and London lettings
Most delays with landlord checks are about access, not the boiler. Give us the tenant's name and number, or the agent who holds keys, and we arrange a time with them directly. HSE expects landlords to take reasonable steps to get access and to keep a record of those attempts, such as letters, emails and texts, if a tenant refuses.
In flats where the boiler sits in a kitchen or hall cupboard, ask tenants to clear it before the visit. In blocks with hidden flues in ceiling voids, the engineer needs the inspection hatches open. If there are none, tell us when you book.
Price
What affects the price
The price depends on how many gas appliances are in the property, whether you add a boiler service, and how access is arranged. Flats with a boiler and a gas hob take less time than a house with a boiler, a hob and a gas fire.
| What | Price |
|---|---|
| Landlord gas safety certificate, one boiler and one hob or fire (UK average, not our price) | £60 to £90 |
| Gas safety check plus full boiler service | quote on booking |
| Extra gas appliances | quote on booking |
| Remedial work on defects found | price confirmed after a look at the job |
No prices are shown on this site. Every job is priced after a look at it, by photo or a visit.
How long is a gas safety certificate valid?
The record covers 12 months from the date of the check. You can renew up to two months early and keep the original expiry date.
Does the gas safety check cover the tenant's own appliances?
No. The landlord duty covers appliances and flues the landlord provides. A tenant's own gas cooker, for example, is the tenant's responsibility, though the engineer may still flag anything unsafe.
What happens if an appliance fails?
The engineer records the defect. If it is dangerous they follow the unsafe situations procedure, which can mean turning it off with permission. You then arrange the repair before it is used again.
Can my lettings agent book the check?
Yes. Many London agents book on behalf of landlords. Make sure you get a copy of each record and keep it for at least two years.
Is a CP12 the same as a gas safety certificate?
Yes. CP12 is an old form name that stuck. The legal term is a gas safety record.

a little different?
