Boiler breakdown and repair in London
Fault finding and repair for gas boilers that have stopped, lock out, leak or show a fault code.
If your boiler has stopped, is showing a fault code or is leaking, note the code and the make and model, check the pressure gauge and the condensate pipe, then book a Gas Safe registered engineer. If you smell gas, call 0800 111 999 first. A repair is priced after the engineer has found the fault.

Your answers tell the engineer which boiler type and size suits your home. The price is fixed after they have seen the flue, gas pipe and hot water demand in person.
You need this when
If one of these sounds like your boiler, it is time to book.
- No heating or hot water and a fault code on the display
- The boiler pressure has dropped below 1 bar or keeps falling
- Water is dripping from the boiler or the pipes underneath
- The boiler lights then cuts out, or will not light at all
- Loud banging, whistling or kettling noises
- The boiler stopped on a freezing morning and the condensate pipe runs outside
What happens,
step by step.
- 01
Tell us the details
Send the make, model, fault code and what happened just before it stopped. A photo of the display helps the engineer bring likely parts.
- 02
Safe checks you can do
We may ask you to check the pressure gauge, that the gas is on at the meter, and whether an outside condensate pipe is frozen. Nothing that needs the case off.
- 03
Fault finding
The engineer tests the boiler to find the cause, using the maker's fault guide and test equipment, and explains what has failed.
- 04
Quote then repair
You get a price for the repair before any work. Common parts may be fixed on the day. Others need ordering.
- 05
Safety check and record
After the repair the boiler is checked and a combustion test is run. You get a written note of the work done.

Common London breakdowns
Some faults come up again and again in south and west London homes.
Low pressure. Sealed systems should usually sit around 1 to 1.5 bar when cold, but check your boiler manual. Pressure that keeps dropping points to a leak, a failing pressure relief valve or a flat expansion vessel.
Frozen condensate pipe. Condensing boilers drain acidic water through a plastic pipe. Where it runs outside and is thin or unlagged, it can freeze in a cold snap and the boiler locks out. Pouring warm, not boiling, water along the pipe often clears it.
Ignition lockout. The boiler tries to light, fails and locks out. Causes include a gas supply problem, a blocked condensate trap, a worn electrode or a failed gas valve.
Hot water problems on combis. Hard water scale in the plate heat exchanger, a stuck diverter valve or a faulty flow sensor. Our combi boiler service page explains the scale link.
What you can safely check first
Check the gas is on at the meter and that other gas appliances work. Check the pressure gauge on the boiler. If it is low and your boiler has a filling loop, the manual explains how to top up. Check the boiler has power and the timer and thermostat are calling for heat. Reset the boiler once using the reset button.
Do not take the case off. Opening the sealed part of a gas boiler is gas work and must be done by a Gas Safe registered engineer. If the boiler keeps locking out after one reset, stop and book a visit.
If you smell gas, call the National Gas Emergency Service on 0800 111 999, turn off the gas at the meter if safe to do so, open windows and do not use switches.
Before the engineer arrives
Clear the area around the boiler and the gas meter. If the boiler is in a loft, check there is a safe ladder and a light. Have the manual to hand if you can find it, and note when the fault started, any codes shown and anything that happened just before, such as a power cut, a frost or recent building work. That helps the engineer find the cause faster.
Repair or replace?
Most breakdowns are fixable. Pumps, fans, diverter valves, sensors, electrodes, expansion vessels and printed circuit boards are all replaceable parts. The question comes when the boiler is old, parts are hard to get, the heat exchanger has failed, or repairs are piling up.
The engineer will give an honest view on whether a repair makes sense. If your boiler is still under a maker's warranty, check the terms first. Makers like Vaillant run their own repair service for boilers in guarantee, and a repair by someone else may affect a claim.
After a repair, get the boiler back on its yearly service. Many breakdowns, such as blocked condensate traps and worn seals, are caught at a service before they stop the boiler.
Keep a note of each repair and the date. If the same fault keeps coming back, that history helps the next engineer and helps you decide whether a repair still makes sense.
Price
What affects the price
A repair is priced after the engineer has found the fault. The cost depends on the part, how long it takes to fit, whether it has to be ordered, and access.

| Boiler repair (UK average range, not our price) | £120 to £750 |
| Fault finding visit | quote on booking |
| Replacement part and fitting | price confirmed after a look at the job |
| Condensate pipe rerouting or lagging | price confirmed after a look at the job |

Good questions.
Clear answers.
What people ask about boiler breakdown and repair in London.
Just ask usMy boiler shows a fault code. What does it mean?
Each maker uses its own codes. Your manual lists them, and our advice posts explain common Vaillant and Ideal codes. Note the code before you reset, as the engineer will want it.
Is it safe to keep resetting the boiler?
Reset once. If it locks out again, leave it off and book a repair. Repeated resets can hide a fault that needs checking.
My boiler is leaking. What should I do?
Turn the boiler off, put a container under the drip and, if water is coming fast, turn off the water to the boiler or the stop tap. Do not take the case off.
Can you repair any make?
Engineers work on all the common makes in London, including Worcester Bosch, Vaillant, Baxi, Ideal, Viessmann and Glow-worm. Some older or rare models have limited parts, which we will tell you before any work.
